Map the actual exposure
Two elevations of the same building can age differently. Direct marine wind, sheltered corners and areas that never receive rain should be recorded separately. Deposits can concentrate in tracks, joints and beneath projecting elements.
A project-specific exposure assessment informs finish, fastener and maintenance choices. Product names alone do not describe suitability.
Finish and material interfaces
Coating systems have defined preparation, thickness and care requirements. Damage at cuts or fixings can expose a different substrate. Contact between dissimilar metals, moisture and salts can create additional corrosion risk, so compatible interfaces are important.
Keep finish codes, supplier care guidance and touch-up limitations in the property record. A visually similar repair product may not have the same chemistry.
Hardware and hidden zones
Hinges, rollers, screws and locking points can experience a different environment from the broad frame surface. Water may remain in recesses after exposed areas look dry. Inspect these zones without disassembling safety-critical parts.
- Check exposed fasteners for change.
- Keep drainage paths clear.
- Rinse deposits at an appropriate interval.
- Avoid leaving harsh cleaner residue.
Care as an exposure strategy
Fresh-water cleaning can reduce deposited salts, but the interval should respond to actual exposure and manufacturer guidance. Use soft tools and dry where documentation recommends it. High-pressure jets can force water into joints and are not a substitute for careful cleaning.
Early photographs help distinguish surface deposits, coating damage and corrosion. Significant deterioration or loose components need competent assessment.
